<html><head></head><body><div class="ydp98e1215dyahoo-style-wrap" style="font-family:times new roman, new york, times, serif;font-size:16px;"><div dir="ltr" data-setdir="false">Hi, neighbors-</div><div dir="ltr" data-setdir="false"><br></div><div dir="ltr" data-setdir="false">With the plethora of home/lot sales and building which is taking place in LJE, I thought you might like to know that there are 2 sets of Building & Use Restrictions which have been filed and recorded with the City of Dallas, which have been in effect since 1964 and 1966.</div><div dir="ltr" data-setdir="false"><br></div><div dir="ltr" data-setdir="false">I have attached both documents below. </div><div dir="ltr" data-setdir="false"><br></div><div dir="ltr" data-setdir="false">These restrictions are "covenants running with the land", meaning that they apply regardless of who owns the property, and they extend into perpetuity, unless a majority of LJE property owners agree in writing to change them. </div><div dir="ltr" data-setdir="false"><br></div><div dir="ltr" data-setdir="false">The most significant restriction, IMHO, is the prohibition of garages which open to the front of a lot, or to the side of a corner lot if the garage would face the front of a neighbor across the street. This prohibition applies to garages which are attached or built onto the house.</div><div dir="ltr" data-setdir="false"><br></div><div dir="ltr" data-setdir="false">In addition to the Building & Use Restrictions, another important reason to keep front-facing garages from being built in LJE is that the City of Dallas uses the % of front-facing garages in their determination of which neighborhoods will have to move their garbage bins to the curb for pickup, instead of having alley pickup. The more front-facing garages, the more likelihood we will have to move our bins to the curb. </div><div dir="ltr" data-setdir="false"><br></div><div dir="ltr" data-setdir="false">A third reason is that the aesthetics of neighborhoods without front-facing garages are more appealing, from a realtor point-of-view. </div><div dir="ltr" data-setdir="false"><br></div><div dir="ltr" data-setdir="false">I have reached out to the new owners and/or builders of 6 recently sold LJE properties and sent them the 2 sets of Restrictions. My communication has been very cordial, welcoming them to LJE, and telling them I am alerting them in case they weren't aware. </div><div dir="ltr" data-setdir="false"><br></div><div dir="ltr" data-setdir="false">The earlier we can reach out to new owners/builders with this information, the easier it will be for them to design their garages in accordance. </div><div dir="ltr" data-setdir="false"><br></div><div dir="ltr" data-setdir="false">If you have homes/lots in your area which you think may be built on or remodeled, I would be happy to reach out to those owner/builders and send the Restrictions, if you desire. </div><div dir="ltr" data-setdir="false"><br></div><div dir="ltr" data-setdir="false">Please let me know if you have any questions or wish to discuss. </div><div dir="ltr" data-setdir="false"><br></div><div dir="ltr" data-setdir="false">Very best to all.
